OPERATIONS
•Owner’s link on our website to view calendars, work orders, statements and make owner reservations
•Reservation sales, fee collections, preparation of rental agreement and handling of security deposit in accordance with Tenant Security Deposit Act
•Linen package options available for homeowners
•Cleaning arranged and inspections for damages before security deposit is refunded
•Reporting of maintenance needs/requests to owner, and whenever possible, checking the situation before paying a professional for service
•Obtain estimates (on owner approval), schedule maintenance and pay vendors
•Arrangement of pest control and lawn maintenance, etc.
•Disburse owner rental income monthly
•Collect and distribute state sales tax and expenses for owner’s tax purposes
•Prepare 1099 annually
•Help in securing hurricane preparation/clean up services from local vendors-we’ll inspect your property for damages following a hurricane
